Camden Hills Realty in this report has focused on single family home sales for Knox and Waldo Counties for the first five (5) months of 2014.
What we are seeing locally is the single family home market is generally running “flat” to last year with relation to the total dollar volume of transactions.
The number of single family homes sold increased by a modest 15 units. There have been about 243 single family homes sold YTD between the two (2) counties.
The median sales price this year was $$145,000 down from $157.000 the previous year as reported by the mainelistings.com. The median sales price is a function of the sales mix not necessarily a pricing stability issue.
A snap shot of Camden Hills Realty’s “bell-weather” communities shows Rockland with 23 sales, Rockport with 11 sales, Camden with 24 sales, Lincolnville with 13 sales, Northport with 6 sales and Belfast with 18 sales. All slightly off the pace but not signaling any alarm.
Looking forward… There are 1300 single family homes listed for sale in Knox and Waldo Counties with 146 properties “pending”. By county, Waldo County’s pending sales is trending up. Knox County is trending slightly down. Let cautious optimism prevail.
